1. Payment of Deposit
A deposit of 30% of the property rental must be paid. No contract with Lessor will exist until this amount be received. Should Lessee later cancel the contract, cancellation charges will become payable in accordance with paragraph 3.
2. Payment of the balance
The balance of the payment must be paid at least eight (8) weeks before Lessee’s arrival. If the balance is not received by Lessor by the due date, Lessor shall be entitled to cancel the booking without prejudice to his claim for cancellation charges and to retain the deposit. For booking made within eight weeks of arrival date Lessee will be required to pay the full cost of his holiday at the time of booking
3. Cancellation by Lessee
If Lessee wishes to cancel the lease agreement, he must inform Lessor immediately in writing. The following cancellation policy shall apply:
More than 12 weeks before first day of rental, full deposit will be refunded minus 500 Euros cancellation fee.
Between 8 and 12 weeks before first day of rental, full deposit will be refunded minus 700 Euros cancellation fee.
Less than 6 weeks before first day of rental, full deposit will be refunded minus 800 Euros cancellation fee.
4. Cancellation by Lessor
In the exceptional circumstances where Lessor can no longer provide Lessee with the Property booked within the Rental Period, for reasons other than Force Majeur, Lessee will have the choice between one of the following options:
a) Accept an alternative property of equivalent or superior rating for the same Rental Period;
b) Accept an alternative property of lower rating for the same Rental Period and receive a credit note for the difference between the initial and the substitute property
c) If neither option above is possible, or Lessee does not wish to be transferred, any amount paid to the Lessor will be refunded.
5. Minimum Leasing Period
For weekly rates, minimum stay is 2 weeks during high& peak season, 1 week during low season. Exceptions may be allowed depending on the property and availability. Surcharges may apply. For daily rates, minimum stay is 3 nights unless specified otherwise.
6. Complaints
Lessor has visited and checked each property. The descriptions displayed on the website and catalogue are accurate and made in good faith. Lessor does not accept any responsibility for the shortage of water supply, gas or electricity. Lessor will do his best to assist Lessee and solve these problems as soon as possible. If Lessee has any problem during his stage, which can not be satisfied by dealing directly with the property keyholder, you should contact us immediately. Only complaints be lodged in writing will be taken into consideration.
7. Behavior & Damages to the Property
Lessee is responsible for any loss or damage that he or members of his party may cause to the property or its contents. He is required to report any damages to the property that he or members of his party may cause to the property or its contents. Should he or any member of his party behaves unrespectfully towards the property and its contents, the Lessor has the right to ask from him to vacate the property immediately.
8. Guest Injury Disclaimer
The Lessor or his representative can not be responsible for any accident or injuries occurred to the Lessee or members of his party or guests during their stay at the property under any circumstances.
9. Children policy
Children are generally accepted in the property. It is Lessee’s duty to notify Lessor if there will be any children (and their exact age) in the party before finalizing a contract.
10. Pets
Pets are generally not accepted unless an additional security deposit be paid.
11. Water and Electricity
In the case of shortage of water and disruption of electricity, Lessor will do everything to reestablish their supply in time but can not be held responsible for any inconvenience created by events beyond his control.
12. Telephone and Internet Service
When Internet service is provided at the property, Lessor can not guarantee the re-establishment of the connection, in case of a technical problem beyond his control, such as a faulty line from the local telephone company.
13. Photography
Photographs taken at the property can not be used or sold for profit without written authorization from Lessor.
14. Applicable law and Jurisdiction
In the event of any dispute concerning the terms and conditions of this contract, the parties agree that any such dispute shall be interpreted in accordance with Greek Law and within the jurisdiction of Greek Courts.
